Multi-family plumbing in San Jose for owners, managers and HOAs
A unit turnover with a leaking shower valve, a stack backing up into the ground-floor units, a riser valve that will not close when you need it. We handle plumbing for apartment owners, property managers and HOAs, and schedule around tenants.
Multi-family plumbing in San Jose covers the shared systems single-family work never touches: drain stacks serving several units, supply risers with their own valves, common-area water heaters, and unit turnovers on a deadline. We coordinate shutoffs and tenant notice with management and document every work order.
The job
Shared systems, shared consequences
In a building, one clogged stack floods the lowest unit on it, and one failed riser valve means shutting water to a whole wing. The plumbing is familiar; the difference is planning. Shutoffs are scheduled, tenants get notice, and each job is written up so the next plumber knows what was done.
Larger commercial properties are covered on our commercial plumbing page, and stack clearing in bigger buildings under commercial drain cleaning.

Cost factors
What moves the price of building work
- Units affected Work needing a building shutoff takes more coordination.
- Access Occupied units need scheduled entry.
- Valve condition Seized valves turn small jobs into larger ones.
- Scope Turnover lists are priced per item.
- After-hours Night calls billed as agreed in writing.
Every job is priced after we see it; any published range is for planning only.
Unit turnover repairs
Between tenants is the cheapest time to fix what the last tenant lived with: a running toilet, a dripping tub spout, a slow bathroom sink, a disposal that hums, a water heater near the end of its life. We work from your turnover list, add what we find, and price each item so you can approve or defer it. Turnovers run on a deadline, so you get a completion date with the quote, and we tell you straight away if a part will hold it up.
Shared stack cleaning
When several units share one drain stack, the lowest unit on it gets the backup, even if its tenant did nothing wrong. Kitchen stacks collect grease from every floor above; bathroom stacks collect wipes and hair. We clear the stack from the nearest cleanout or roof vent, camera it to find the cause, and give management a written finding, which helps when the question is which unit is putting what down the drain. Buildings with repeat stack backups usually do better on a scheduled cleaning.
Riser and valve replacement
Supply risers carry water up through a building, with valves meant to isolate one stack of units. In older buildings those valves are often seized open, which turns a one-unit repair into a whole-building shutoff. We exercise and replace riser valves, replace corroded riser sections, and add unit shutoffs where the layout allows, so future repairs affect one apartment instead of twenty. Riser work is scheduled with notice to every affected unit, usually for a short window at a quiet time of day.
Recurring service agreements
Owners with several buildings, or one building with a history, often prefer a standing arrangement: one number for tenant calls, an agreed response plan, and a periodic walk-through of water heaters, stacks, shutoffs and common areas. The scope and how after-hours calls are billed are written down before it starts. We keep a record for each building, so whoever answers a night call can see what was done there last, and the scope can change as your portfolio of properties does.

Local context
Older San Jose buildings and their shutoffs
About one in five San Jose homes was built before 1960, and fewer than one in ten before 1950. Apartment buildings from those decades often still carry their original shutoff valves, drain stacks and supply risers. When we take on an older building, the first walk-through checks which valves still close, because that decides how many tenants a single repair will affect.

Timing
How long tenants are without water
A unit repair affects only that unit when its shutoffs work. When they do not, the shutoff moves up to the riser or the whole building, which is why replacing seized valves pays for itself. Before starting, we tell management which units will be affected and for roughly how long, so notices go out with the right window.
