Sewer line replacement in San Jose, from the house to the property line
Roots back every few months, a line that has sagged, a camera showing cracked clay all the way out. When a lateral is past spot repair, we replace it to the property line, pull the permit and leave a cleanout for the next person.
Sewer line replacement in San Jose covers the upper lateral, the pipe from your house to the property line, which the homeowner owns; the city owns the rest. We camera the line first, then replace it by open trench or a trenchless method, with a City of San Jose permit and inspection.
The job
When a lateral needs replacing instead of repair
A single cracked joint or one root intrusion is a spot repair. Replacement makes sense when the camera shows damage along most of the run: joints offset every few feet, a belly holding water, clay broken into sections, or an Orangeburg line slumping into an oval. At that point repeated clearing and patching costs more than new pipe.
We price replacement only after a camera inspection of the lateral with the break points marked on the ground. If only one section is failing, the same footage supports a sewer spot repair instead.

Cost factors
What drives the price of a new lateral
Planning range, not a quote: $3,000 to $25,000 full replacement; trenchless (bursting or lining) $4,000 to $15,000 (national). Source: plumbingpriceguide.com, 2026.
- Length and depth A longer or deeper run means more pipe and more digging.
- What sits on top Lawn is cheap to restore; concrete and mature trees are not.
- Method Trenchless restores less; open trench can correct a belly.
- Connections Transitions at the house and the city lateral add parts.
- Permit and cleanout The city permit and a property-line cleanout are part of the job.
Every job is priced after we see it; any published range is for planning only.
Your options
Open trench or trenchless?
Both end with new pipe. The difference is how much yard, driveway or landscaping comes up, and whether your line qualifies for trenchless sewer replacement.
| Open trench | Trenchless | |
|---|---|---|
| Digging | Full trench along the run | Two access pits |
| Best for | Shallow lines, severe bellies, open yards | Lines under driveways, trees or hardscape |
| Fixes a belly | Yes, the grade is reset | Only partly; new pipe follows the old path |
| Restoration | Soil, lawn or concrete over the whole run | Only the pits |
| Decided by | Camera and depth | Camera, pipe condition and access |
Full lateral to the property line
Replacing the upper lateral means new pipe from the house cleanout to the property line, where it meets the city's section. Most of what comes out of older San Jose yards is vitrified clay or cast iron; the new line is PVC or HDPE laid at a proper grade on compacted bedding so it does not settle into the same belly. We connect at the house with a new fitting, tie into the lower lateral with a transition coupling rated for both materials, and camera the finished line before backfill so you can see it is clean and straight.
Lower lateral coordination with the City
The lower lateral, from the property line to the main, is the city's responsibility in San Jose. If the camera shows the failure past your line, you do not pay us to dig it; we give you the footage and the locate so your report to the city is specific. Where both sections are failing, we replace your side and document the city's side, which saves a second dig on your property later. You know before any work starts which side the damage is on.
Driveway and sidewalk restoration
Laterals rarely run under open lawn. When the only path is under a driveway or walkway, the price includes saw-cutting, removal and new concrete over the trench, and that restoration can cost as much as the pipe. That is often where trenchless wins. Anything past the property line, including the public sidewalk, is handled under the city's rules rather than ours. We describe the restoration in writing before work starts, so there is no argument later over what goes back.
Cleanout added at the property line
Many older San Jose homes have no cleanout at the property line, which forces every future clearing through a toilet flange or a roof vent. We add a two-way cleanout there as part of a replacement, so the lateral can be cleared or inspected in either direction without pulling a fixture. It is the single change that makes the next service call on this line faster and cheaper. Homes that only need the fitting are covered on our sewer cleanout installation page.

Local context
Why so many San Jose laterals are due at once
Across Willow Glen, Cambrian Park and Berryessa, many homes built between 1950 and 1970 still drain through their original clay laterals, and clay lasts roughly 50 to 60 years. Those lines are now 55 to 75 years old and crack at the joints. Where the clay has also shifted with seasonal swelling of the soil, the camera often shows offsets at nearly every joint, and that pattern is what tips a job from repair to replacement.
