Sewer line repair in San Jose, fixing the broken section and nothing more

A sewer backup, a soggy patch in the yard, a camera showing one cracked joint or one sagging length. When most of the lateral is sound, we dig at the marked spot and replace only the section that failed.

Quick answer

Sewer line repair in San Jose usually means a spot repair: the camera finds the broken section, a locator marks it on the ground, and we excavate a single pit to replace a few feet of pipe with new PVC and transition couplings. It suits laterals where the damage sits in one or two places.

Warning signs

Signs a sewer line has a broken section

  • Several drains slow at once

    The shared line is restricted.

  • Gurgling toilets

Air forced past a blockage in the main.

  • Sewage odor outside

Waste leaking from a broken joint.

  • A soggy or green patch

Wastewater feeding the lawn over the break.

  • Backups after heavy use

Laundry or showers overwhelm a narrowed line.

  • Roots on the cable

Roots are growing through an opening.

  • Sinking soil over the line

Soil washing into a broken pipe.

The job

Spot repair or full replacement?

If the camera shows one or two bad places in an otherwise sound line, repairing those sections is the sensible choice. If it shows damage at most joints, patching one spot only moves the next backup down the line, and full replacement costs less over time. We show you the footage and tell you which case you are in before quoting.

Whole-run failures are covered on our sewer lateral replacement page, and a backup happening right now is handled as a sewer backup emergency first.

Cracked clay joint

Vitrified clay pipe is joined in short lengths, and the joints are its weak point. Soil movement opens them, roots find them, and eventually a hub cracks. A single failed joint is a classic spot repair: we dig at the marked location, cut out the cracked section, and replace it with PVC joined to the clay on each side by shielded transition couplings that hold both materials without leaking. Before backfill, the camera confirms the repaired stretch runs straight and clean.

Offset or bellied section

An offset is a joint where one pipe has dropped below the next, leaving a lip that catches paper and waste. A belly is a sag that holds water. Both come from settling soil. Short offsets and shallow bellies can be corrected by excavating that length, re-bedding it on compacted gravel and relaying the pipe at the correct slope. A long belly is a different matter, and usually means the whole run needs relaying, which the camera footage will show.

Root-damaged section

Roots that have cracked a pipe, not just entered it, leave a section that cannot be sealed by cleaning. We cut the roots back with a jetter, confirm the damage on camera, and replace the broken length. The new PVC has glued joints that roots cannot get through. Where a tree sits directly on the line, we talk through the options, including rerouting a short section around it, because repairing pipe inside a root ball only buys a few years. Routine root cutting is covered under hydro jetting.

Cast iron spot repair

Cast iron laterals and building drains corrode from the inside, and a single rotted section often shows as a hole or a split along the bottom of the pipe. We cut out the failed length with a snap cutter, replace it with PVC or ABS and connect with no-hub or shielded couplings. If the camera shows the pipe thin in several places, a spot repair only postpones the next one, and we will say so. Interior cast iron under the house is covered on our cast iron drain replacement page.

Timing

How long you are without drains

The line is out of use from the moment we cut in until the new section is connected and tested, and we keep that window as short as the digging allows. Deeper lines, concrete over the break and a required inspection before backfill all lengthen the job. You hear the expected downtime with the quote, so you can plan around it.

Local context

Old laterals in College Park and downtown

Older College Park homes and the properties around downtown often still drain through their original cast iron or clay tile laterals, a pattern that goes back to San Jose's 1884 sewer ordinance requiring cast iron or ironstone house drains to the street. Decades of clay-soil movement have cracked and offset many of those lines, so the camera there usually finds damage at specific joints, which is where a spot repair makes the most sense.

Cost factors

  • What is on top Lawn is simple; concrete must be cut and poured.
  • Pipe material Clay, cast iron and Orangeburg need different couplings.
  • Number of spots Two repairs in one visit cost less than two visits.
  • Permit Lateral repair in San Jose is permitted and inspected.

Every job is priced after we see it; any published range is for planning only.
